The general builders Aberdeen
homeowners keep coming back to.

When you search for builders in Aberdeen, you want one firm that can take on the whole job, not a string of trades who each point at the other when something goes wrong. Granite Builders is that firm. For over 20 years we have handled general building work of every kind across Aberdeen and Aberdeenshire, from a single repair on a granite wall in the West End to a full house renovation in Stonehaven, Inverurie or Banchory.

We are a family-run business, not a faceless contractor. As Federation of Master Builders members and a TrustMark registered firm, we have been independently vetted and inspected against a Government endorsed standard, so the quality you are promised is the quality you get. Whether you need extensions, roofing, groundworks, structural alterations or everyday repairs and maintenance, one team manages your project from the first survey to the final handover.

Below you will find the full range of work we cover, with a short guide to each specialist service and a link through to its own page. If you are not sure which category your project falls into, that is exactly what our free survey is for. Tell us what you have in mind and we will tell you, honestly, what is involved and what it is likely to cost.

The Full Range

Everything a general builder
should be able to do, in one place.

Renovations and refurbishments. A full or partial renovation lets you remodel a tired home into something that suits the way you live now. We handle layout changes, replastering, new flooring, electrics, plumbing, joinery and decoration, coordinating every trade so you deal with one team and one programme rather than chasing half a dozen contractors.

Roofing. The North East weather is hard on roofs. We carry out repairs, re-roofing, flat roof replacement, flashing, fascias, soffits and guttering, using materials that stand up to wind and driving rain. If you have a leak, a slipped slate or a roof reaching the end of its life, we will tell you straight whether it needs a repair or a replacement.

Groundworks and foundations. Good building starts below ground. We undertake excavation, drainage, foundations, footings, underpinning and hardstanding, getting the unseen work right so everything above it lasts. This is the part of a project that cheap quotes love to cut corners on. We do not.

Structural alterations and steel beams. Removing a load-bearing wall to open up a kitchen diner, or inserting a steel beam to carry a new opening, is structural work that needs a building warrant from the council and proper engineering. We manage the calculations, the warrant and the installation so the job is safe, signed off and built to last.

Repairs and maintenance. Not every job is a big one. We happily take on smaller works too, from repointing granite and rendering to fixing a damp problem, replacing a window or putting right someone else's poor workmanship. If it is part of the fabric of your home, we can help.

Specialist services. Alongside general building, we run dedicated teams for our most requested projects. Explore home extensions, loft conversions, garage conversions, kitchens, bathrooms, new builds and garden rooms. Each has its own page with detail, guide prices and example work. Not sure where to start? Get in touch and we will point you the right way.

Why Granite Builders

The difference is who stays accountable.

01

One Firm, Every Trade

From groundworks to the final coat of paint, one team handles the whole job. No gaps between trades, no buck passing, no project running into the sand halfway through.

02

Accredited, Not Just Insured

Federation of Master Builders membership and TrustMark registration mean we have been independently vetted against a Government endorsed standard. These are not labels we gave ourselves.

03

One Point of Contact

From your first survey to the final snag, one project manager looks after everything and keeps you informed. No chasing, no being passed around.

04

No Surprises

We quote in writing, in detail, and we do not start work we have not priced. If something unexpected appears, you hear it before we act, not after.

Honest Pricing

How much does building
work cost in Aberdeen?

Most builders in Aberdeen will not show you a number until they are sitting in your living room. We will. The figures below are honest starting points for our most common projects, and every job is quoted in full after a site survey.

Home Extensions
£2,500/m²
Indicative guide price
A typical single-storey rear extension starts from around £45,000.
Loft Conversions
from £45k
Typically £45,000 to £65,000
Dormer, hip-to-gable or Velux, including the new staircase.
Garage Conversions
from £20k
Indicative guide price
A single or double garage turned into a warm, habitable room.
Repairs & Maintenance
from £POA
Priced per job
Roofing, pointing, damp and structural repairs, quoted after a look.

How we quote. Every job is priced individually after a site survey, because no two homes or sites are the same. Our written quotes cover labour, materials, structural work, building control liaison and site clearance, and we tell you upfront what sits outside the contract. Guide prices are indicative only, subject to a site survey, and exclude VAT and professional fees where they apply. Your final cost depends on the size of the work, the specification you choose and the condition of the site. We provide a detailed written quotation free of charge.

How Long Will It Take

The question every homeowner asks first.

It is also the one most builders avoid answering. Here are honest, typical timescales once work begins on site. We confirm a programme for your specific project at quote stage, and we hold to it.

Home Extension
12 to 16 wks
Single-storey, on site
From breaking ground to a weathertight, finished room.
Loft Conversion
8 to 12 wks
Dormer or Velux
Including the staircase, electrics, plastering and decoration.
Roof Replacement
1 to 3 wks
Typical pitched roof
Strip, repair, re-cover and finish, weather permitting.
Repairs
1 to 5 days
Most smaller jobs
Pointing, leaks, damp and minor structural fixes.

Timescales are indicative only, subject to a site survey, and assume any building warrant is already approved. In Scotland, most structural and habitable work needs a building warrant from Aberdeen City or Aberdeenshire Council, so allow additional time for processing. We manage the planning and warrant applications on your behalf and keep you updated at every step.

About Us

The builders Aberdeen has trusted for over 20 years.

Granite Builders has been part of Aberdeen and Aberdeenshire for over two decades. We are a family-run business, which means our reputation is personal. It is built one project at a time, and we intend to keep it that way.

We know this region. We know the granite, the ground conditions, the weather and the way Aberdeen City and Aberdeenshire Council handle building warrants. That local knowledge is what keeps projects on schedule and budgets where they should be. From a single roof repair in Inverurie to a full renovation on the edge of the city, we bring the same care to every job, and we are proud Federation of Master Builders members and TrustMark registered because those standards matter to the people who trust us with their homes.

We do. Not every job is a major build, and we are happy to take on smaller works such as repointing granite, roof repairs, fixing damp, replacing a window or putting right poor workmanship from another contractor. The same care, the same written quote and the same guarantee apply, whether it is a one-day repair or a full renovation.

Yes. In Scotland, most structural and habitable work needs a building warrant from Aberdeen City or Aberdeenshire Council, which is separate from planning permission. For jobs like removing a load-bearing wall or fitting a steel beam, we manage the structural calculations, prepare the warrant application and liaise with building control on your behalf, so the work is properly designed, signed off and built to last. We tell you exactly what applies to your project at quote stage.
