A great deal of modern Scottish estate housing is timber frame with an outer skin of brick or blockwork and render. That matters as soon as you want to form an opening. The inner timber frame is the structure, so the beam and its supports have to be designed around the frame rather than dropped into a masonry wall. It is straightforward when it is planned properly and expensive when someone assumes the outer skin is doing the work.
Trussed rafter roofs and loft conversions
Modern estate roofs are usually built from prefabricated trussed rafters. Those webs are structural, so you cannot simply board out the loft and call it a room. A proper conversion means altering the roof structure, adding new floor joists and steels, and meeting head height and stair regulations. It is entirely doable and it is the single thing homeowners here are most often misinformed about.
Integral garages are the easiest win
