What a full build includes. When we take a new build from plot to completion, our scope typically covers site setup and groundworks, foundations and drainage, the superstructure in masonry or timber frame, roofing, windows and external doors, first and second fix services, insulation and airtightness, plastering, internal finishing and decoration, and building control liaison through to the completion certificate. We confirm exactly what sits inside your contract and what is supplied separately, such as kitchens, specialist finishes and landscaping, so there is no confusion later. Coordination with your architect, structural engineer and warranty provider is built into the way we work, not added on at the end.

How we price a new build. Your cost depends on the footprint and number of storeys, the specification and finishes you choose, the ground and access conditions on your plot, and whether you build in masonry or timber frame. We provide a detailed written quotation free of charge after a site survey, with a clear schedule of what is included and what is supplied separately. Indicative only, subject to a site survey, and exclude VAT. Professional fees for your architect, engineer and warranty provider sit outside our build contract where they apply.

Timescales assume your building warrant is already approved. In Scotland a new build needs a building warrant from Aberdeen City or Aberdeenshire Council before work starts, and a completion certificate once the home is finished, so allow additional time for processing. The Build
