How we do it safely. Every structural job starts with a survey and, where the work affects the structure, calculations from a structural engineer that confirm the beam or lintel size for your specific opening. Before anything is removed, we install temporary support so the load above is held at all times. We then fit the steel or lintel with the correct bearing at each end, build in the padstones or supports it needs, and arrange the building control inspection and sign-off. Finally we make good, plaster and leave the opening ready to decorate. Nothing is left to guesswork, and nothing structural is ever a shortcut.

As a guide, a single beam or opening typically takes around 1 to 2 weeks from starting on site to a finished, signed-off opening, with the engineer calculations arranged beforehand. Larger multi-opening jobs take longer. All timescales are indicative only, subject to a site survey, and exclude VAT. Building control inspection is arranged as part of the work.

Yes. Removing or altering a load-bearing wall requires a building warrant from Aberdeen City or Aberdeenshire Council, and the work must be inspected and signed off. It is separate from planning permission. We arrange the structural engineer calculations, submit the application and manage the inspections for you. We do not guess. A structural engineer calculates the beam size for your specific opening, based on the span and the load it carries from the floors, roof or walls above. We then supply and fit exactly that beam, with the correct bearing and padstones at each end. The calculations form part of the building control record.

Yes, when it is done properly. Before any load-bearing wall is touched, we install temporary support so the structure above is held at all times. Only then is the wall removed and the permanent beam fitted. We keep the area contained and the site safe throughout, and many jobs are done while the family stays in the home.

It depends on the size of the opening, the load it carries, access to the room and how much making good is involved, so we do not quote a figure until we have seen it. Yes. A redundant chimney breast can be removed to reclaim useful space, but the masonry above it must be properly supported, usually with a gallows bracket or a beam, and the work needs building control sign-off. We handle the support, the removal and the making good as one job, finished ready to decorate.
