Velux Roof Light
Loft Conversions
in Aberdeen.
The tidiest and most affordable way to put your loft to work. Roof-light windows set into the existing slope, no major structural change, and the fastest route to a bright new bedroom or office. Built by a family firm with over 20 years' experience.
The simplest, most affordable
loft conversion in Aberdeen.
A Velux roof light loft conversion is the cleanest way to turn an unused Aberdeen loft into a real room. Rather than building outwards or reshaping the roof, we set roof-light windows straight into the existing slope, insulate and line out the space, and fit a proper staircase. Because the shape of your roof stays exactly as it is, there is no heavy structural work, the job is quicker, the mess is contained, and the cost sits at the lower end of every loft option. Where your head height already works, this is the smartest first room you can add.
We are a family-run firm, not a faceless contractor. As Federation of Master Builders members and a TrustMark registered business, we have been independently vetted and inspected, so the standard you are promised is the standard you get. From the first survey in the West End of Aberdeen to handing over a finished roof light room in Stonehaven, Inverurie or Banchory, one team manages your conversion from the first drawing to the final coat of paint.
This page focuses purely on the Velux roof light route, the entry-level loft option, and what makes it the right choice for a great many North East homes. If your loft needs more head height or floor space than the slope allows, a dormer or hip-to-gable may suit you better, and we explain those on our main loft conversions in Aberdeen page. When you are ready, we will visit, measure up and give you a detailed written quote with no obligation.
A roof light conversion,
finished and signed off.
A Velux scheme is the leanest loft option, but the price still has to cover a complete, habitable room. Here is what goes into one of ours, from structure to the last coat of paint.
Roof Light Windows
Quality roof windows set flush into the existing slope, sized and placed to pour daylight into the room.
Floor & Structure
A new structural floor laid over strengthened joists so the loft carries a room, not just storage.
Warm & Watertight
Full insulation to current standards, ideal for the Aberdeen climate, keeping the room warm and quiet.
Staircase & Finish
A new staircase, electrics, plastering, flooring and decoration, plus building warrant liaison.
When a roof light scheme
is the right call.
Head height decides it. A roof light conversion does not add any height or width, it simply makes the most of the space you already have. As a rough guide, you want at least 2.2 to 2.4 metres from the floor joists to the ridge in the highest part of the loft. If that height is there, a Velux scheme is almost always the most sensible and economical choice. If it falls short, building out with a dormer is usually the better answer, and we will tell you so honestly.
The roof shape and the staircase matter too. A steeper pitch gives you more usable floor area to play with, and we look at where a new stair can sensibly land, where the chimney and water tank sit, and how the slope works for a bed, desk or wardrobe along the eaves. A traditional cut roof tends to suit a roof light scheme particularly well, though modern trussed roofs can be adapted with the right structural design.
Many Aberdeen homes, from granite terraces in the city to detached houses out in the shire, take a roof light conversion beautifully and gain a bright, calm room with almost no disruption to the exterior. Just as importantly, if a Velux scheme will not give you the room you really want, we will say so rather than sell you something that disappoints. That straight answer is exactly why people call us back.
The difference is who stays accountable.
Roof Light Know-How
Two decades of Velux and roof light conversions across Aberdeen and Aberdeenshire. We know how local roofs are built, where the daylight falls, and how to place windows for the brightest result.
Accredited, Not Just Insured
Federation of Master Builders membership and TrustMark registration mean we have been independently vetted against a Government-endorsed standard. These are not labels we gave ourselves.
One Point of Contact
From your first survey to the final snag, one project manager looks after everything, including the building warrant. No chasing, no being passed around.
No Surprises
We quote in writing, in detail, and we do not start work we have not priced. If the roof reveals something unexpected, you hear it before we act, not after.

How much does a Velux loft
conversion cost in Aberdeen?
Most builders in Aberdeen will not show you a number until they are sitting in your living room. We will. A roof light scheme is the entry-level loft option, so it sits at the bottom of the range, but it still starts at £45k for a complete, finished room. For a fuller breakdown, see our loft conversion cost guide.
Indicative only, subject to a site survey, and exclude VAT. A Velux roof light scheme is the most affordable loft conversion we offer, typically £45,000 to £50,000, while the wider loft range runs from £45,000 to £65,000 and up depending on the type, size and finish you choose. Our quotes cover the roof windows, structural floor, insulation, the new staircase, electrics, plastering, internal finishing and building warrant liaison. We tell you upfront what sits outside the contract, so the final invoice holds no surprises. We provide a detailed written quotation free of charge after a site survey.
The fastest route to a new room.
Because there is no major structural change, a Velux scheme is the quickest loft conversion of all. As a guide, a roof light conversion takes 4 to 6 weeks on site once the building warrant is approved. Here is how that time tends to break down.
Indicative only, subject to a site survey, and exclude VAT. Timescales assume your building warrant is already approved. In Scotland, converting a loft into a habitable room needs a building warrant from Aberdeen City or Aberdeenshire Council, so allow additional time for processing before work begins. We manage the warrant application on your behalf and keep you updated at every step.

The Build
One team, managed by your project manager, works to an agreed programme. We protect the rest of your home from dust, keep the site tidy and tell you what happens next.
Completion & Aftercare

A loft conversion specialist Aberdeen has trusted for over 20 years.
Granite Builders has been part of Aberdeen and Aberdeenshire for over two decades. We are a family-run business, which means our reputation is personal. It is built one project at a time, and we intend to keep it that way.
We know this region, and we know its roofs. We understand the granite, the older cut roofs in the city terraces, the trussed roofs on newer estates, and the way Aberdeen City and Aberdeenshire Council handle building warrants for loft conversions. That local knowledge is what keeps a roof light scheme quick, tidy and on budget. We are proud Federation of Master Builders members and TrustMark registered, because those standards matter to the people who trust us with their homes.

Velux loft conversion questions, answered.
It is the simplest type of loft conversion. Rather than building outwards or reshaping the roof, we fit roof-light windows directly into the existing slope, then insulate, line out and finish the space and add a new staircase. The outline of your roof stays exactly as it is, so there is no major structural change. That makes it the tidiest, quickest and most affordable way to turn a loft with good head height into a bright bedroom, office or hobby room.
A roof light scheme does not add height or width, so it comes down to the space you already have. As a guide, you want at least 2.2 to 2.4 metres from the floor to the ridge at the highest point, plus a sensible pitch and somewhere for a staircase to land. If the head height is there, a Velux conversion is usually the best value choice. If it falls short, a dormer may suit you better. The only way to know for certain is a survey, which we carry out free of charge, and we will give you a straight answer.
Yes to a building warrant. In Scotland, changing a loft into a habitable room needs a building warrant from Aberdeen City or Aberdeenshire Council, which covers structure, fire safety, insulation and the new staircase, even though the roof shape is unchanged. Because a roof light scheme keeps the existing roofline, it often falls within permitted development and avoids full planning permission, though this depends on your property. We confirm exactly what applies to your home at quote stage and prepare and manage the applications for you.
A Velux roof light conversion is the entry-level loft option, starting from £45,000 and typically falling between £45,000 and £50,000 for a complete, finished room with a new staircase. The wider loft range runs from £45,000 to £65,000 and up once you move to a dormer, hip-to-gable or mansard. These figures are indicative only, subject to a site survey, and exclude VAT. For a full breakdown, see our loft conversion cost guide, then ask us for a detailed written quote free of charge.
Because there is no major structural work, a Velux scheme is the fastest loft conversion. Once your building warrant is approved and we are on site, a roof light conversion typically takes 4 to 6 weeks, quicker than a dormer or hip-to-gable. Remember to allow additional time at the start for the warrant to be processed by the council. We confirm a clear programme for your project before work begins and hold to it.
If your loft already has good head height, a Velux roof light scheme is the tidiest and most affordable option, with windows set into the existing slope and almost no change to the outside of your home. If head height or floor space is tight, a dormer adds both by building out from the roof, which is why it is the most popular choice for a full bedroom. We weigh up the trade-offs on our main loft conversions page and recommend the right one for your roof at survey.
