Garden Rooms
in Aberdeen.
Purpose-built garden rooms across Aberdeen and Aberdeenshire. Home offices, studios, gyms and snugs, insulated and heated for genuine year-round use. Family-run for over 20 years, built to last in the North East climate.
Extra space at the foot
of your garden, built to last.
A garden room is the simplest way to add real, usable space to your home without the upheaval of a full extension. Whether you need a quiet home office away from the house, a studio for music or art, a private gym, a snug or a hobby room, a purpose-built garden room gives you a dedicated space that is yours alone. For over 20 years, families across Aberdeen and Aberdeenshire have trusted Granite Builders to design and build garden rooms that stand up to the North East weather and look just as good ten years on as they did on handover day.
We build garden rooms in Aberdeen the way a proper building firm should, with real foundations, full insulation, heating and power, so the room is warm, dry and comfortable in every season. These are not flat-pack summerhouses. They are insulated, weathertight buildings designed for daily use, finished to the same standard as the work we do inside the home. As Federation of Master Builders members and a TrustMark registered business, we have been independently vetted, so the standard you are promised is the standard you get, from the first site survey in Cults or Westhill to the final handover in Banchory or Ellon.
One room, built around
the way you want to use it.
Home Office
A quiet, fully insulated workspace separate from the house, wired for power and broadband. See our dedicated garden office page.
Studio
A bright, calm space for art, music, yoga or making, with the glazing and light you need to work properly.
Home Gym
A strong floor, proper ventilation and full insulation so you can train at home whatever the weather outside.
Snug & Hobby Room
A relaxing retreat for reading, gaming, music or a teenage den, heated for comfort all year.
What is included as standard. Every garden room we build starts with proper foundations sized to your ground conditions, a fully insulated floor, walls and roof, and a weathertight, breathable construction. We fit heating and power so the room is usable in the depths of an Aberdeen winter, along with internal lighting, sockets and provision for broadband. You choose your cladding, from timber to composite and rendered finishes, and your glazing, from a single window through to full-height sliding doors. We finish the inside ready to use, plastered and decorated, so you can move straight in. Everything is wired and built to current Scottish building standards, and we manage the building control side for you where it applies.
Built like a home, not a shed.
Insulated For Our Climate
We insulate floor, walls and roof to a high standard and fit heating, so your room is warm and dry through an Aberdeen winter, not just a fair-weather summerhouse.
Proper Foundations
We assess your ground and lay foundations to suit it, so the building stays level, solid and damp-free for the long term. No timber sitting on bare soil.
Accredited, Not Just Insured
Federation of Master Builders membership and TrustMark registration mean we have been independently vetted against a Government-endorsed standard. These are not labels we gave ourselves.
One Point of Contact
From your first survey to the final snag, one project manager looks after everything and keeps you informed. No chasing, no being passed around.

How much does a garden
room cost in Aberdeen?
There is no single price for a garden room, because the right figure depends on the size you need and the specification you choose. Rather than quote a number that turns out to be meaningless, we price each room properly after a survey. The points below explain what drives the cost.
What is included. Our quotes cover foundations, the insulated structure, cladding, glazing, internal finishing, electrics and heating, building control liaison where it applies, and site clearance. We tell you upfront what sits outside the contract, so the final invoice holds no surprises. All figures are indicative only, subject to a site survey, and exclude VAT. We provide a detailed written quotation free of charge once we have seen your garden.
From breaking ground
to moving in.
A garden room is one of the quicker ways to add space, because most of the build happens outside the house. Here is an honest, typical timescale once work begins on site. We confirm a programme for your specific room at quote stage, and we hold to it.
As a guide, a typical garden room takes around 2 to 4 weeks on site from start to finish, depending on size and specification. All timescales are indicative only, subject to a site survey, and exclude VAT. Where a building warrant is required, allow additional time for processing, and we manage that application on your behalf.
Your money and your home,
protected at every stage.
Protected for years
Through our TrustMark registration, your garden room can be covered by an Insurance Backed Guarantee, so your investment is protected even in the unlikely event we could not return to put something right. Ask us for full details.
We stand behind it
Our work is covered by a written workmanship guarantee. If a covered defect appears after completion, we come back and fix it. No arguments, no fuss.
Contracts on every job
We carry public liability insurance and work to a written contract on every project, large or small, so everyone knows exactly what was agreed.
Pay as work is done
You pay to a written schedule tied to agreed milestones, only for work that is completed and inspected. For larger projects, we can introduce a regulated finance provider so you can spread the cost.
From your first call to the final handover.
Free Survey & Quote
We visit your garden, talk through how you want to use the room, check the ground and access, and produce a detailed written quote. No obligation to go ahead.
Design & Approvals
We finalise the size, layout and finishes, and confirm whether a building warrant is needed. Where it is, we prepare and submit the application for you.
The Build
One team lays the foundations, builds the insulated structure and runs in the services, working to an agreed programme and keeping the site tidy throughout.
Handover & Aftercare
We walk you through the finished room, deal with any snags, and back the work with a written guarantee. We do not disappear when the invoice is paid.

A family builder Aberdeen has trusted for over 20 years.
Granite Builders has been part of Aberdeen and Aberdeenshire for over two decades. We are a family-run business, which means our reputation is personal. It is built one project at a time, and we intend to keep it that way.
We know this region. We know the granite, the ground conditions, the weather and the way Aberdeen City and Aberdeenshire Council handle building warrants. That local knowledge is exactly what a good garden room needs, because a building that has to cope with North East winters is only as good as its foundations, its insulation and the care taken in the build. We are proud Federation of Master Builders members and TrustMark registered, because those standards matter to the people who trust us with their homes.
Garden rooms across Aberdeen

Garden room questions, answered.
It depends on the size and use of the room. Many garden rooms in Scotland fall under permitted development, so no planning application is needed, but a building warrant can be required once you go above certain size or use thresholds, or where the room contains sleeping accommodation or particular services. The rules are not always obvious, so we always advise a check with Aberdeen City or Aberdeenshire Council. We confirm exactly what applies to your project at quote stage and prepare any application for you.
Yes, when it is built properly. The difference between a summerhouse and a true garden room is insulation, heating and a weathertight, breathable construction. We insulate the floor, walls and roof to a high standard and fit heating and power, so the room stays warm and dry through an Aberdeen winter. Built this way, your garden room is comfortable to use every day of the year, not just on warm afternoons.
The cost depends on the size you need and the specification you choose, including cladding, glazing, heating, internal finish and the services run from the house. Because those choices vary so much from one project to the next, we price each garden room individually rather than quote a figure that would not hold true. All pricing is indicative only, subject to a site survey, and excludes VAT. We give you a detailed written quote free of charge once we have seen your garden.
As a guide, a typical garden room takes around 2 to 4 weeks on site, from laying the foundations to a finished, decorated room ready to use. The exact programme depends on the size and specification. Timescales are indicative only, subject to a site survey, and exclude VAT. Where a building warrant is needed, allow additional time for processing, which we manage on your behalf.
Yes. We run power from your home consumer unit and fit internal lighting, sockets and heating as standard, so the room is ready to use from day one. We also provide for broadband, whether by running a cable from the house or supporting a wireless link, so a home office or studio has a reliable connection. Everything is installed and tested to current Scottish standards.
That depends on your ground conditions, which we assess during the survey. Depending on the plot, we use a concrete base, a ground screw system or a reinforced slab, each sized to keep the building level, solid and free from damp for the long term. Proper foundations are what separate a lasting garden room from a timber building sitting on bare soil, so we never cut corners here.
