What the weather actually does
to a granite house.
Wind driven rain off the North Sea finds every weak joint on a building, and the older housing stock in Aberdeen was designed to cope with that in a specific way. Granite and rubble walls were built to breathe. Moisture gets in, and it dries back out through open lime mortar joints and a permeable finish.
The single most common thing we are called to is a wall that has been repointed at some stage in hard cement mortar, or covered in a modern impermeable render. The moisture still gets in, but now it cannot get out. It moves into the stone instead, and the first anyone notices is damp on the inside of an external wall. Injecting a chemical damp course into a granite wall does nothing for this. The fix is to take out the cement, repoint in lime, and let the wall work as designed.
The same principle runs through the rest of it. A blocked gutter overflowing down a gable for two winters will saturate the wall behind it. A slipped slate above a valley soaks the sarking long before it shows on a ceiling. Harling that has blown and lost its key traps water behind the finish. None of these are expensive jobs caught early, and all of them are expensive jobs caught late.
