Renovating a Period Granite Home in Aberdeen
Aberdeen is built from granite, and the homes that give the city its character were built to breathe. Modern building, by contrast, is built to keep moisture out altogether with cavities, membranes and waterproof materials. Apply modern thinking to an old solid-walled building and you can do real harm: cement renders that crack and trap water, impervious paints that blister, and sealed-up rooms where condensation has nowhere to go. Get the principles right and a period granite home can be warm, dry, efficient and beautiful for another century.

Why a granite home behaves differently
A typical Aberdeen period property has solid masonry walls, often more than half a metre thick, with no cavity. Rain that strikes the outer face is absorbed into the stone and the bedding mortar, then dries back out when the weather turns, drawn through the wall and away through the original lime mortar joints and lime plaster inside. Problems begin when later owners, with the best of intentions, introduce modern materials that cannot breathe. The story is almost always the same, and it is worth understanding before any work starts.
Lime mortar versus cement: the comparison that matters
If you take one practical point from this guide, make it this one. The mortar and plaster used on a solid granite wall must be vapour-open. Cement, which is the default for modern construction, is the wrong choice for traditional stone, and repointing an old wall in hard cement is one of the most common and most damaging mistakes made on period properties.

The reason cement is so harmful is that it is harder than the granite and it does not breathe. When moisture in the wall cannot escape through the joints, it finds the next easiest route out, which is through the face of the stone itself. Over years that causes the granite to flake and crumble, a process called spalling. A wall pointed in soft lime sacrifices the joint instead of the stone, which is precisely the point. Repointing and plastering in lime is more skilled and slower than slapping on cement, but on a period home it is the only approach that protects the building.

Damp and ventilation: diagnose before you treat
Damp is the issue we are asked about most on older properties, and it is the one most often misdiagnosed. Before anyone injects a chemical damp-proof course or tanks a wall, the real cause needs to be found, because in a traditional building the usual culprits are very different.
The common sources of damp in a period granite home are worth knowing:
- Trapped moisture from cement render, cement pointing or plastic paint that stops the wall drying out.
- Failed rainwater goods, blocked or leaking gutters and downpipes that soak one area of wall repeatedly.
- Raised external ground levels, where modern paths, patios or driveways sit above the internal floor and bridge moisture into the wall.
- Condensation, caused by warm damp indoor air meeting cold surfaces in a home that has been sealed up without adequate ventilation.
- Bridged or buried air bricks, which leave suspended timber floors without the airflow they need.
Notice how many of these are made worse, not better, by sealing the building. A genuinely breathable repair, combined with sorting the gutters, lowering ground levels and restoring ventilation, resolves the majority of damp complaints in old stone homes without resorting to invasive chemical treatments. Ventilation is not the enemy of a warm house. Original homes were designed with a gentle, constant air change, and replacing that with controlled, deliberate ventilation keeps the air fresh and the surfaces dry.
Insulating solid granite walls without trapping damp
Solid walls lose more heat than modern cavity walls, so insulation is usually high on the wish list, and rightly so. The difficulty is that the most common methods can interfere with the wall's ability to breathe. This is where a sympathetic approach pays for itself.
There are broadly three routes, each with trade-offs:
- Internal wall insulation, applied to the inside face. It is the usual choice where the granite frontage must be preserved, which on most Aberdeen streetscapes it must. The critical detail is to use breathable, vapour-open systems such as wood fibre or insulated lime, not foam boards and plastic membranes that can trap moisture against the stone and cause hidden decay.
- External wall insulation, applied to the outside and rendered over. It performs very well thermally, but it covers the granite completely, so it is rarely appropriate or permitted on a period frontage and is generally only considered on rear or already-rendered elevations.
- Targeted upgrades that give a large share of the benefit with far less risk: insulating the loft, draught-proofing and refurbishing original sash windows or adding secondary glazing, insulating suspended floors, and fitting heavy curtains and shutters. These respect the fabric and are often the sensible first step.
Whatever route you take, the rule from the callout still holds. If you make the building tighter, you must manage ventilation deliberately, otherwise the moisture that the walls used to shed has nowhere to go. Insulation and ventilation are two halves of the same job, never one without the other.
Sympathetic upgrades that add comfort and value
Renovating sympathetically does not mean living in a museum. It means upgrading in a way that works with the building rather than against it, and there is plenty of scope to do exactly that. Period granite homes take modern comfort beautifully when the work is planned with the fabric in mind.
The upgrades that consistently make the biggest difference:
- Repair, do not replace, original features where you can. Sash windows, cornicing, panelled doors, fireplaces and decorative plaster are a large part of what makes these homes desirable, and good repair almost always beats replacement.
- Open up the layout carefully. A rear home extension or a considered internal reconfiguration can give a traditional home the open-plan kitchen and living space modern families want, while leaving the period rooms at the front intact.
- Bring the kitchen and bathrooms up to date. A new kitchen and refitted bathrooms are where day-to-day comfort is won, and they can be done to a high modern standard without disturbing the breathable structure of the external walls.
- Upgrade services thoughtfully. Rewiring, new heating and improved plumbing are often overdue in an older home. Routing them with care avoids needless damage to original plaster and joinery.
- Restore, do not seal, the exterior. Lime repointing, gentle cleaning rather than aggressive abrasive blasting, and breathable masonry paint keep the granite looking its best and performing as designed.
