Home Extensions
in Peterhead.
Single-storey, double-storey and wraparound extensions for homes across Peterhead and the Buchan coast, designed to add the space you have outgrown and built to handle the North East weather.

Home Extensions done properly,
close to home.
Peterhead homes come in every shape, from granite properties near the harbour to modern estates on the edge of town, and many of them run out of space long before their owners want to move. A well-planned extension is the answer. It adds the kitchen diner, extra bedroom or family room you need, and it does it in the home and the community you already know, without the cost and upheaval of moving away.
We take on single-storey, double-storey and wraparound extensions, often opening the back of the house into a bright kitchen diner, and we can fold in a loft conversion or a full renovation at the same time. We are members of the Federation of Master Builders and we are TrustMark registered, with over twenty years behind us.
Most home extensions that involve structural change, altered services or a new layout need a building warrant, which is handled by Aberdeenshire Council and sits separately from planning permission. We manage that whole process for you, and we bring twenty years of local experience to every Peterhead home we work on.

actually involves.
Foundations, and what the ground gives you
Peterhead sits on the coast, and the ground behind these houses varies more than people expect. Some plots are firm sand and gravel that take a standard trench fill footing. Others hold water, or hit rock shallower than the drawings suggest. We dig trial holes at survey stage rather than guessing, because the foundation is the one part of an extension you cannot revisit later.
Where the ground is poor, the answer is usually a deeper footing or a reinforced raft. It costs more, and we would rather tell you that before you commit than discover it in week two.
Single storey, double storey, or wraparound
A single-storey rear extension is the most common request in Peterhead, usually to open up a kitchen and dining space across the back of the house. A double-storey adds a bedroom above and is far more cost efficient per square metre, because you are paying for one set of foundations and one roof across two floors.
A wraparound takes in the side return as well, which suits the semi-detached and terraced granite houses around the town centre where the side passage is dead space.
The steel, and why it needs designing
Opening the back of a house means removing structure, and that load has to go somewhere. Every beam we install is sized by a structural engineer and signed off, not guessed from a similar job. On older Peterhead properties with solid granite walls this matters more, because the wall is carrying differently to a modern cavity build.
The building warrant, handled for you
Almost every extension in Peterhead needs a building warrant from Aberdeenshire Council. We prepare and submit the application, deal with the queries, and book the inspections. Allow additional time for processing on top of the build programme, and start that clock early, because it runs while nothing is happening on site.
Guide prices are indicative, exclude VAT and are based on typical projects in Peterhead and the surrounding Buchan villages. Your final cost depends on size, specification and site conditions. We provide a detailed written quotation free of charge after a site survey.
Why an extension needs
one accountable builder.
Local & Family Run
Extensions in Peterhead mean digging into ground that has taken decades of salt wind. We have built here for over 20 years and we know what the foundations find. When you call, you speak to the people doing the work.
Accredited, Not Just Insured
An extension is structural work, so accreditation matters more here than on a cosmetic job. FMB membership and TrustMark registration mean we have been independently vetted against a Government-endorsed standard, and our steelwork is designed by a structural engineer.
One Point of Contact
An extension touches groundworks, structure, roofing, windows, electrics, plumbing and plaster. One project manager coordinates every one of those trades and handles the Aberdeenshire Council building warrant, so you are not the one chasing them.
No Unwelcome Surprises
We quote the extension in writing before we break ground, including foundations, insulation, windows and site clearance. If the excavation finds something the survey could not see, you hear it before we act, not on the final invoice.

What Peterhead homeowners
say about our building work.
"They helped us renovate an en suite bathroom, including relocating sanitaryware, tiling floors and walls and installing electric underfloor heating. A great service, on time and to the agreed cost. I would highly recommend Shem and his team."
"From our initial meeting to completion, they were very professional, taking time to understand what we wanted and advising on how to achieve the finish we wanted."
"They done an alteration by making a new wall opening and putting in a steel beam, then refurbished the whole house including our kitchen and bathroom. Well recommended."
Home Extensions in Peterhead, your questions answered.
It depends on the size and position. Some extensions in Scotland fall under permitted development, but many need planning permission, and almost all need a building warrant from Aberdeenshire Council. The two are separate. We check exactly what applies to your Peterhead home at survey stage and manage the applications for you. Our building warrants guide explains how it works.
It depends on the size, the specification and the condition of your home, so we do not quote a figure until we have seen it. After a free survey you receive a detailed written quote. Our extension cost guide explains what shapes the price. All pricing is indicative only, subject to a site survey, and excludes VAT.
Single-storey rear and side extensions, double-storey extensions, wraparound extensions and open-plan kitchen extensions. We look at your Peterhead home and how you want to use it, then recommend the option that adds the most usable space and light for your budget.
Most single-storey extensions take a number of weeks on site once work begins, with larger and double-storey projects taking longer. We give you a clear programme at quote stage. Timescales are indicative only, subject to a site survey, and exclude VAT. Where a building warrant is required, allow additional time, which we manage for you.
