Transform the home you have,
without the cost of moving.

Moving house is expensive and disruptive, and it rarely gives you the exact home you want. A full renovation does. For over 20 years, families across Aberdeen and Aberdeenshire have trusted Granite Builders to reimagine tired, dated and awkward houses into homes that work for the way they live now. Whether you have just bought a property that needs bringing up to date, or you have outgrown the layout of a home you love, we take on the whole job, from the first wall that comes down to the last coat of paint.

A renovation pulls together almost everything we do under one roof, so it makes sense to have one firm accountable for all of it. We handle structural alterations, new kitchens and bathrooms, rewiring and plumbing, plastering, joinery, flooring and decoration, and we can fold in an extension or loft conversion where you need more space as well as a refresh. As Federation of Master Builders members and a TrustMark registered business, we have been independently vetted, so the standard you are promised is the standard you get.

What A Renovation Covers

One team for every
trade in the house.

What a full renovation includes. We start by understanding how you want the finished home to work, then plan the job around it. A typical renovation covers strip-out and clearance, any structural alterations with the right steel and support, first fix electrics and plumbing, plastering and joinery, new kitchen and bathrooms, flooring, second fix, and full decoration. We manage the building warrant with the council where the work requires one, coordinate every trade so nothing waits on anything else, and keep the site clean and secure throughout. You deal with one project manager from start to finish, not a different number for every trade.

Why Granite Builders

One firm for the whole house.

01

One Accountable Team

A renovation touches every trade in the house. We coordinate all of them under one contract and one project manager, so nothing falls between the gaps and you always know who to call.

02

Structural Work In-House

Removing walls and fitting steel beams is where renovations go wrong in the wrong hands. We do this properly, with the right calculations, support and building control sign-off.

03

Accredited, Not Just Insured

Federation of Master Builders membership and TrustMark registration mean we have been independently vetted against a Government-endorsed standard. These are not labels we gave ourselves.

04

We Respect Your Home

Living through a renovation is hard enough. We protect what stays, keep the site tidy and secure, and treat your house with the care we would want in our own.

Honest Pricing

How much does a home
renovation cost in Aberdeen?

No two renovations are the same, so there is no single price. The right figure depends on the size of the property, how much you are changing, and the condition it starts in. Rather than quote a number that turns out to be meaningless, we price each project properly after a survey. The points below explain what drives the cost.

Scope
Tailored
Priced per project
A single-room refresh costs far less than a whole-house strip-out and refit. We price to the rooms you are actually changing.
Specification
Tailored
Priced per project
Kitchens, bathrooms, flooring and joinery come at every level. You choose the finish and we cost it honestly.
Structural Work
Tailored
Priced per project
Removing walls, forming openings and fitting steel adds engineering and support, confirmed at survey.
Condition

Priced per project
Older properties can hide wiring, plumbing or damp issues. We check first and price what we find, with no guesswork.

What is included. Our quotes cover strip-out, structural work, first and second fix trades, kitchen and bathrooms, plastering, joinery, flooring, decoration, building warrant liaison where it applies, and site clearance. We tell you upfront what sits outside the contract, so the final invoice holds no surprises. All figures are indicative only, subject to a site survey, and exclude VAT. We provide a detailed written quotation free of charge once we have seen the property.

How Long Will It Take

From strip-out
to finished home.

A full renovation runs in clear stages, and we work through them in the right order so trades never trip over each other. Here is an honest, typical shape for a whole-house project once work begins on site. We confirm a programme for your specific home at quote stage, and we hold to it.

Strip-Out & Structure
1 to 3 wks
On site
Clearance, removals and any structural work, steel and support put in.
First Fix
2 to 4 wks
On site
Wiring, plumbing, plastering and joinery brought through the house.
Kitchen & Bathrooms
1 to 3 wks
On site
New kitchen and bathrooms supplied, fitted and tiled.
Second Fix & Finish
1 to 3 wks
On site
Flooring, decoration, snagging and a clean handover.

As a guide, a whole-house renovation typically takes around 8 to 16 weeks on site, depending on the size of the property and the amount of structural and specialist work involved. A single-room refurbishment is much quicker. All timescales are indicative only, subject to a site survey, and exclude VAT. Where a building warrant is required, allow additional time for processing, and we manage that application on your behalf.

About Us

A family builder Aberdeen has trusted for over 20 years.

Granite Builders has been part of Aberdeen and Aberdeenshire for over two decades. We are a family-run business, which means our reputation is personal. It is built one home at a time, and we intend to keep it that way.

A renovation asks you to trust a builder with your whole home, often while you are still living in it. That trust is exactly what we have spent twenty years earning. We know the granite, the older housing stock, the ground and the way Aberdeen City and Aberdeenshire Council handle building warrants, and we bring that local knowledge to every project. We are proud Federation of Master Builders members and TrustMark registered, because those standards matter to the people who trust us with their homes.

Good to Know

Home renovation questions, answered.

Internal refurbishment on its own often needs neither, but most renovations that involve structural changes, alterations to services, or a change to the layout require a building warrant from Aberdeen City or Aberdeenshire Council, and some external changes need planning permission. A building warrant is separate from planning. We confirm exactly what applies to your project at survey stage and manage the application for you. Our building warrants guide explains how it works.

Yes. Opening up a chopped-up layout is one of the most common reasons people renovate, and it is work we do all the time. We arrange the structural calculations, fit the correct steel beam or lintel with proper support, and get building control sign-off, so the change is safe and signed off, not a shortcut.

It depends on the size of the property, how much you are changing, the specification you choose and the condition the house starts in, so we do not quote a figure until we have seen it. After a free survey you receive a detailed written quote. All pricing is indicative only, subject to a site survey, and excludes VAT.

Sometimes, depending on the scope. For a room-by-room refurbishment many families stay put, and we phase the work to keep part of the home usable. For a full strip-out with no working kitchen or bathroom, it is usually easier and safer to move out for a period. We are honest with you about which applies before you commit.

We handle everything. That is the point of using one accountable builder for a renovation. We coordinate every trade, order materials, manage the building warrant where needed and keep the programme on track, all under one contract and one project manager. You get one point of contact, not a diary full of numbers.
