Is My Loft Suitable for Conversion?

Before you fall in love with the idea of a new bedroom in the roof, five things decide whether your loft will actually work: head height, roof pitch, usable footprint, roof type and the services in your way. Here is how to check each one.

Most homes in Aberdeen and Aberdeenshire can take some form of loft conversion, but not every loft is suitable as it stands. The good news is that you can form a reliable first opinion yourself with a tape measure and ten minutes in the roof. This guide is a practical diagnostic. It walks through the checks a builder makes on a first survey, in roughly the order we make them, so you arrive at your loft conversion visit knowing what to look for rather than guessing.

None of these checks is a pass or fail on its own. A loft that falls short on one measure can often be brought up to standard with the right type of conversion. The point is to understand what you are working with before any money changes hands.

The five-point suitability check
  • Head height: measure floor to ridge. As a guide you want roughly 2.2m to 2.4m to the highest point to give comfortable standing room once the new floor and insulation are in.
  • Roof pitch: a steeper pitch concentrates height in the middle and gives more usable floor. A shallow pitch cuts in quickly at the sides.
  • Footprint and usable width: check how much of the floor keeps a sensible standing height, not just the total area.
  • Roof type: a traditional cut roof is usually the simplest to convert. A modern trussed roof needs more structural work.
  • Obstacles: chimney breasts, a cold water tank, the boiler flue and existing wiring all need a plan.

1. Start with head height

Head height is the single most important factor, so check it first. Stand a tape measure on the existing loft floor, near the centre line of the roof, and measure straight up to the underside of the ridge, the highest point where the two slopes meet. As a working guide you are looking for somewhere around 2.2m to 2.4m at that highest point.

Why a guide rather than a fixed rule? A finished loft loses some height at both ends. A new structural floor is usually built above the existing ceiling joists, and the sloping ceiling needs insulation and a plaster finish below the rafters. Between them, those layers typically take 100mm to 200mm off your raw measurement. So a loft that measures 2.4m to the ridge today might finish closer to 2.2m underfoot, which is comfortable, while a loft measuring much under that starts to feel tight once it is built out.

If your figure is short, the room is not necessarily ruled out. A dormer adds height where you need it most, and on a more involved project the roof can be raised or the ceilings below dropped, though both add cost. 2. Look at the roof pitch

Pitch is the angle of your roof slopes, and it decides how your head height is distributed across the floor. A steeper pitch pulls the ridge higher and keeps a useful standing height across more of the room. A shallow, low pitch means the ceiling drops away quickly from the centre, so even a loft with a decent ridge height can end up with only a narrow strip of full standing room down the middle.

The point is that it is not the total floor area that matters, it is how much of that area you can comfortably stand up in. A steep traditional Aberdeen roof often gives a generous central zone, while a low-pitched roof on a more modern house may need a dormer to create the usable width a bedroom needs.

3. Measure the usable footprint, not just the floor

With head height and pitch understood, work out the genuinely usable footprint. Mark, roughly, the line on the floor where the sloping ceiling drops below comfortable standing height on each side. The space between those two lines is your practical floor area for the bed, a desk or the stairs. The lower triangles at the eaves are not wasted, they make excellent built-in storage, but they do not count as room you can stand in.

Then there is the staircase. A new fixed stair has to land somewhere on the floor below and needs proper head height where it rises into the loft. On most homes this is straightforward, but on a smaller house it can borrow space from a bedroom or landing, so it is worth thinking about early.

4. Identify your roof type

Roof structure is where a quick look in the loft tells you a great deal. There are two broad types, and they behave very differently.

Traditional cut roof

A cut roof is built on site, rafter by rafter, with the timbers running up the slopes and horizontal beams holding the structure. It tends to leave the central loft space fairly open and uncluttered. Cut roofs are common on older and traditional Aberdeen properties and are usually the more straightforward to convert, because there is open volume to work with from the start.

Trussed roof

A trussed roof, common on homes built from roughly the 1960s onwards, uses prefabricated triangular frames spaced along the roof. Those diagonal members criss-cross the loft and cannot simply be cut away, because they are doing structural work. A trussed roof can absolutely be converted, but it needs an engineered solution, typically new steel beams installed to carry the loads before the truss webs are removed. That is normal work for us, it just means more structural input and a design signed off as part of the building warrant.

5. Find the obstacles

Finally, note what is physically in the way. None of these is usually a dealbreaker, but each needs a decision, and they are cheaper to plan for now than to discover later.

  • Chimney breast: a chimney passing through the loft can be left in place and turned into a feature, or removed if it is no longer serving a fire below. Removal needs care, and on a semi-detached or terraced home a shared stack may need to stay.
  • Cold water tank: many older homes have a water tank in the loft. It can often be removed and the system changed to a mains-pressure unvented cylinder, which frees up both the tank space and its pipework.
  • Boiler flue, pipework and wiring: a flue, soil vent pipe or a nest of cables crossing the loft can usually be rerouted, but it is a cost to allow for.
  • Access and the stair position: where the new staircase can sensibly go shapes the whole layout, so it is part of the suitability picture, not an afterthought.
